What expenses can a Malaysian landlord deduct from rental income?

Loan interest (not principal), assessment tax, quit rent, fire insurance premiums, repairs and maintenance (not improvements), property management fees, and service charges are all allowable deductions against rental income.

What can't a landlord deduct?

Agent commission, advertising, and legal fees for finding and signing the first tenant are capital costs of letting the property out at all, not costs of earning rent already flowing, so they are not deductible. Improvements (as opposed to repairs) and loan principal repayments are also capital and non-deductible.

Is this calculator my final tax bill?

No. This gives net rental income for Form BE Part E. Rental income is combined with a resident individual's other income and taxed on the total at scaled rates after personal reliefs, so the final tax payable depends on facts this calculator does not collect.
